Did the title get your attention? When asked by potential clients how long will it take me to sell their home; I respond I can sell your home in one day.
I am serious; I can sell any home in one day. I am very good at what I do. If you need your home sold in one day, I can do it.
OK, if you check the stats I have only sold a couple of homes in one day. So how do I get off making that comment? It is simple. There is a price I can sell your home in one day. The question for the seller is how close to that price do they want to be.
With the home properly prepared that one day price goes up. If you do not need to sell it in one day we can raise the price higher. Plug in my aggressive marketing, the price will go even higher.
Are you following the pattern?
The time it takes to sell your home is a direct reflection on how it is prepared, how it is priced and how it is marketed.
If the seller is living in the home the other factor is their tolerance for pain. How flexible will they be for showings? If an agent calls from down the street, will we let them see it, or do you require 24 or 48 hour notice? Will they keep the home in showing condition?
When meeting with sellers we need to plug their needs in the equation. What are their priorities?
- Do they need to sell fast?
- Is getting top dollar more important?
- Do they have the resources to fix it up?
- Do they have tenants and need to give them a 45 day notice or whatever is required in your community?
- Are they doing a 1031 exchange?
- Do they need to be there until a certain date?
So if you need to sell your home in one day on Oahu (Honolulu County), please give me a call. If you need to sell it, but have more than a day, I would be honored to build the appropriate plan for you.

You have a very good point here. At the right price, a home will sell in one day. Priorities are certainly key to know exactly how to approach the listing for sale. It's not just about putting a home on the market, it's about proper analysis, positioning and marketing.
BRILLIANT POST!!!!!!!! VERY WELL SAID. I FLAGGED THIS FOR A FEATURE!
Susan
I love this.
The facts cannot be disputed. Price it right and get rid of the barriers and any house will sell.
Cheryl W. - Thank you
Wendy M. - Exactly
W. Michael - I thought the title would grab a few folks.
Susan D. - Thank you that is very kind of you.
Jason S. - I do not give the same advice to each client. There situations vary.
Chuck C. - It is definitely a team effort.
Lenn - Thank you. I knew you would agree.
B.B. - Along those lines, I tell the low ballers, that if my client was willing to sell it that low I would already own it. LOL
Susie G. - It does make them think a little harder when we set the sell price.
The dynamic never changes.
Price it so the Buyer sees the value, and it is gone!
Lot's of things to consider. Let's hope with both of ours going up on Monday :)
George - At the right price I can sell it the first day.
Mike - Very true
Sally - I do not think my client's will be doing a one day price. :)
Randy- Yep.....just get the right conditions, and price and anything can sell in 1 day :)
Michael - You are so right, we do not make the market.
Kathy - That is for sure.
Randy I invented the internet just don't tall Al Gore about it. I think he would get jealous.
Randy - The heading caught my attention and your argument was very sound. The price really depends on different circumstances as well as seller's motivation.
Nice Post
John - He may get upset if you try to claim the royalties.
Jennifer - The heading was meant to get your attention. I guess it worked. :)
Neal - Thanks!
That's great. I may have to pay you royalties, but I may need to steal your words; it is very clear, and to the point. I can use this with (some of) my sellers. :)
Sylvie - I have found them to be effective.
Excellent post!! Thanks for the information....
